As the days become warmer and warmer and if this summer is anything like last summer, I bet you have visions of finding a places to keep cool this summer.  Central Texas has dozens and dozens of swimming holes to satisfy that need.  They range from the average swimming pool to a spring fed watering hole.  Be sure to embrace the three to four months of hot Texas sizzling weather and check out a few places around town and let me know what your favorites are.

A few of my favorites are:

Barton Springs Pool at Zilker Park

A natural spring fed into a man made swimming pool in the heart of Austin with temperature ranging from high 60′s to low 71′s year round

Deep Eddy Pool

The Oldest Swimming Pool in Texas located along the banks of the Colorado River, is not chlorinated and temperatures ranging from 65 to 75 degrees year round.

Guadalupe River State Park

You’ll enjoy four miles of river frontage perfect for canoeing, swimming, tubing and fishing.  This state park is an ideal camping spot while attending the Kerrville Folk Festival

Canyon Lake

Just a hop skip and a jump from Austin just west of Gruene, TX of HWY 306.  When you are looking for a quiet destination to jet-ski, boat or sail… consider this under utilized and well maintained lake.

The only summer camp I had the opportunity to attend was as child was Girl Scout Camp, I think for only a year, and Volleyball Camp at Sam Houston State University every summer from 6th grade just until my junior year.  I looked forward to both each year, but when I glance through the Austin Summer Camp offerings I become a tad bit jealous of all the cool opportunities kids have during summer now.

Why Austin

Over the last few years every time I turn around I hear Austin being named for the top of this or in the top ten of that.  In 1998, I moved to Austin to get away from my sleepy hometown and during that time I’ve witnessed Austin explode.  Austin may resemble other major metropolitan cities on the surface but if you stick around a while you’ll soon discover it is really just a small town in disguise.   Austin’s desirability is off the charts.  Currently, there are more people relocating to the Austin than are leaving.  This is one of the reasons we are currently in a housing shortage.

Over the past 14 years, as I travel to other cities across the U.S. when I return home I always remember why I make it a decision to call Austin home.  Below you will find just a handful of the charts that Austin either tops or takes a spot within the top ten.

Regardless if you are buying or selling a home, the home inspection is a rather important part of the home buying process.  Generally, an inspection usually occurs within the early stages of the option period and is completed and paid for by the buyer.  However, it is becoming quite common for a seller to have a pre-inspection completed prior to putting the home on the market.  This gives the seller an advantage of knocking out possible repairs the buyer could focus on mentally taking away value from the home.  Having a successful home inspection takes the combination of all parties involved:  the seller, the listing agent, the buyer and the buyers agent and most importantly a competent inspector.  Below are a few helpful suggestions to ensure the home inspection process goes smoothly.

Seller

  • If at all possible have the home inspected prior to placing the home active in MLS.  This is gives you an advantage by seeing the home in the eyes of a buyer and having the opportunity to replace or repair items rather than losing profit.
  • Even if you’ve had a home inspection completed prior to entering the market, the buyer still has the option to have their own inspection completed within the option period.  Give the buyer the opportunity to inspect and be away fro the home at least four hours from the start of the inspection start time to allow the buyer and home inspector to discuss findings in private.
  • If your property is vacant, it is your responsibility to have all utilities (water, gas and electricity) turned on and pilot lights lit from contract until closing day.
  • If your property  has a pool or spa, water must be filled completed to allow for proper inspection of those items.
  • Make full access to all equipment/appliances such as:  HVAC, water heater, electrical panels, pull down attic stairs.
  • If you have a pet that either doesn’t like visitors or is becomes an escape artist as soon as the door opens, remove the pet from the home during the inspection
  • Lastly, make sure all security alarm systems are turned off as often times the inspector has the property authority to enter the home without the buyers agent in attendance.

Buyer

  • Once you know negations are turning into a full fledged contract, tentatively set a time with a home inspector and all other professionals.
  • Make a list for any questions you have for the inspector.
  • When decided upon who to use for a home inspector, either choose from a list recommended by your real estate professional or get a recommendation from a friend, colleague or relative who has purchased a home within the last three to four months.
  • Schedule inspections earlier in the option period to allow follow up time on unknown major issues
  • It is best to allow the home inspector the opportunity to inspect the home without distraction to ensure he/she does not miss anything of importance.  It is preferred for you to either arrive at the end of the inspection to review the report in detail with the home inspector. It is at times not possible for a buyer to attend the inspection even at the end to review.   Most home inspectors take buyer calls to review over the inspection at a later time.
  • Although the entire option period is your time to inspect the property, it is also the time at which negotiations with the seller need to be decided upon.  It is encouraged for you to complete inspections in an ample time frame and start any negotiations with the seller before the last day of the option period.

Eight days ago, if I had to put myself into a category regarding beer or wine… beer definitely was the winner.  However, that was before an eight day California hiatus that entailed three days trekking through Napa Valley.  I will state for the record I am far from wine connoisseur, but I do feel as I now have an appreciation for a good wine.   Don’t get me wrong… I’m not saying Central Texas doesn’t produce great wines but I just had blinders on only opting for white varieties.

If you are in the mood for a wine tour, you do not need to book a trip to California just take a scenic drive out to the Texas Hill Country and experience a little local wine.  Central Texas has a few dozen vineyards scattered from Bend to Poteet and from Mason to Lakeway.  Independence Title Company has pulled together a Central Texas Wine Guide featuring 35 wineries.  It also includes the history of wine in Texas and seventeen local wine bars if you are not up for a trek to the hill country.  Gracy Title Company also has an amazing spread called, A Taste of Texas in a Bottle.

Driftwood Vineyards is just south of Dripping Springs on Ranch Road 12.  This vineyard has probably the best ambiance in all of the Hill Country.  The tasting room is perched upon a rather large hill overlooking the vineyards and the family homestead.  Purchase a bottle and take in the scenery on their deck overlooking such a beautiful space.  Photo above courtesy of Driftwood Vineyards.

We stumbled upon Texas Hills Vineyard while camping in nearby Pedernales Falls State Park a few years ago.  What lured me in was their 2005 Orange Moscato.  It is by far one of the best uses of the muscat grape.  I have yet to get my hands on a 2010 variety, but I will sure do so before too long.

MLS Rewind

Over the past few months, Austin Board of REALTORS®  members were asked to select one of the 28 – two hour Multiple Listing Service (MLS) product demonstration The product demonstrations were conducted by the three MLS product vendors up for consideration which were CoreLogic Fusion, CoreLogic Matrix and dynaConnections ConnectMLS.  Members were also encouraged to utilize with each system either before or after the live demonstration and vote for the system they felt was the best platform to proceed with.  With that process ending on March 16th, the ACTRIS Advisory Committee will begin to review the member responses and meet with the three potential MLS platform providers to obtain any missing pieces of information in order to begin preparing their recommendation the board of directors  On Wednesday, March 28th, the ACTRIS Advisory Committee will deliver its recommendation to the Austin Board of REALTORS® Board of Directors.

The Circle C Ranch HOA is comprised of seven member-homeowner volunteers.  Currently, they meet at Kiker Elementary but as soon as the new Circle C Community Center located at the West Pool is open future events will be held there.  Last evening, the HOA held their annual meeting.
